What was the challenge?

A foreign investor purchased 10 acres without conducting the minimum due diligence and later came to realize that more than 90% of the property was within the flood plain preventing the original pourpose of building a facility for maintaining a commercial fleet of class 8 vehicles.

What we did?

We are completing a comprehensive CLOMR modeling and analysis to determine the viable options that may be proposed to the city, local and federal authorities to be able to recover a portion of the parcel and build the necesary vertical structures for such type of facility.

What was the outcome?

Our modeling process is currently showing the possibility of reducing from 90% to around 70% of the entire plot what will benefit the investor on optimizing the usability of the land. Further review is being performed by the city, SARA and later approval by FEMA.
